For auto dealerships and large commercial operators, electricity is not a small line item. Showrooms, service bays, lighting, HVAC, equipment, and daily operations all create meaningful energy demand. That makes the roof more than unused space. It can become a long-term financial asset.

NRGTree completed a 550 kW rooftop solar project for DeLuca Auto Group in Haverhill, Massachusetts in 2023, spanning three dealership buildings across the property.

Project Scope

The project was structured to help the owner reduce exposure to utility costs, leverage available tax benefits and Massachusetts solar incentives, and create long-term avoided electricity value across the dealership portfolio. Based on the project economics, the system is expected to generate more than $3 million in avoided electric costs over its life.

This was not a simple rooftop installation. The project required close coordination with the utility and multiple rounds of engineering review as interconnection requirements and utility upgrade considerations evolved. NRGTree worked through those requirements, adjusted the design where needed, and brought the project through completion.

Today, NRGTree continues to support the system through operations and maintenance, as well as credit allocation support for the owner.

Outcome

The DeLuca project is a strong example of how commercial rooftop solar can create value beyond the first-year savings. As commercial electric rates continue to rise, the value of producing power on-site becomes even more important. The system helps hedge against future utility cost increases while creating a long-term return from roof space the property already had.

NRGTree is also currently working with the owners on a second location, continuing the relationship beyond a single project.

For commercial property owners, dealership groups, industrial buildings, and portfolio operators, the lesson is clear: when the roof, utility, incentives, tax position, and ownership goals are evaluated together, rooftop solar can become a serious capital strategy.
